The new Greenvale Town Centre is in active development, and though it’s not open yet, significant progress has already been made. As of October 2025, the KFC concept store has been constructed, and work has begun on the 7-Eleven service station.

Here’s an updated take on the project’s status and its future timeline:

The 7-Eleven is likely to become one of the first active trading components of the Greenvale Town Centre, bringing fuel and convenience retail to the area before the larger retail precinct opens.

7-Eleven Opening Expected

Based on construction progress and typical build timelines for fuel and convenience sites, the 7-Eleven service station is expected to open in late 2026.

This phased approach allows the developer to activate the site early, generate traffic, and establish the location before the full town centre is complete.

Estimating Full Completion & Opening

While the 7-Eleven may open sooner, the full Greenvale Town Centre is still projected for mid to late 2026 (likely Q3 or Q4 2027).

Why mid to late 2026?

1. Scale of Mixed-Use Development
The double-storey office and retail building, pharmacy allocation, liquor store, and food tenancies require extensive internal fit-outs and coordination between multiple tenants.

2. Infrastructure & Landscaping
Roadworks, car parking, pedestrian access, lighting, utilities, and landscaping are often completed toward the end of a project timeline.

3. Regulatory Approvals
Final permits, compliance sign-offs, and tenant licensing processes can add additional time before doors officially open.

4. Comparable Retail Projects
Developments of similar size commonly take 12–24 months from initial anchor construction to full operational status, particularly when rolled out in stages.

If construction progresses smoothly, some tenancies beyond 7-Eleven may begin trading in early to mid-2026, but a fully operational precinct remains more likely in the second half of 2027.

If all goes smoothly (good weather, no major delays, regulatory approvals on time), parts of the centre might begin trading earlier – possibly by late 2026 or early 2027.
